Title Disputes:
Title disputes to real estate is a common claim brought by an existing property owner or another person claiming to be the rightful owner of the real estate.  In these types of disputes, the law suit must name as defendants all persons who could claim a right, title or interest in the property. This includes lenders of record.  

Foreclosure Litigation:
If your real estate is being wrongfully foreclosed on you may bring a law suit to stop the proceeding.  Violations that give rise to law suits being filed in this area usually include, but are not limited to defective notice, inaccurrate statement of arrears, predatory lending practices, HOA special assesments etc..  In California, Civil Code 2924 governs the forecloure process and it is very specific as to what steps must be taken in order to legally foreclose on real estate secured by a deed of trust.
